Factory-Built and Prefab ADUs in Malibu
A factory-built ADU moves much of the construction off your lot, which appeals to Malibu owners tired of long build schedules and rebuild disruption. The site still has to be ready, reachable and permitted before the unit arrives.
What Prefab Means for a Malibu ADU
Prefab covers a few different products. Modular units are built in sections in a factory under California's factory-built housing program, inspected there, then trucked and craned onto a foundation. Panelized systems ship wall and roof panels that are assembled on site. Manufactured homes built to the federal code can also serve as ADUs. Each type has a different permit path and a different amount of on-site work.
We do not sell units or represent manufacturers. Our role is to help you pick a product that fits your lot and Malibu's rules, then handle everything outside the factory: design of the site, permits, foundation, utilities, delivery, setting, connections and finish work. On many Malibu jobs that site scope is as large as the unit itself.

Prefab ADUs and Malibu's Fire Standards
A unit built in a factory still has to meet the wildland-urban interface standards that apply to your parcel. Large parts of the city carry the state's highest fire hazard rating, so the roof, siding, vents, windows and any deck need fire-rated specifications. Some factory products offer a fire-zone package. Others need changes that the manufacturer may or may not support.
Before you commit to a model, we compare its specification sheet with the requirements for your lot. If the product cannot meet them, it is better to know before a deposit is placed. Defensible space, fuel modification and Los Angeles County Fire Department review apply to a prefab unit just as they would to one framed on site.
Getting a Prefab ADU to a Malibu Lot
Delivery is where Malibu differs most from inland suburbs. Many lots are reached by narrow canyon roads with tight turns, steep driveways or weight-limited bridges. Others front Pacific Coast Highway, a state highway where staging a crane or a long truck can require coordination with Caltrans and traffic control. A module that fits on a flat tract lot in the valley may not physically reach a parcel above Trancas or deep in Topanga.
We survey the route before the unit is ordered: road widths, overhead lines, turning radii, the crane pad location and the reach needed to set each module. Sometimes the answer is a smaller module size, a panelized product instead of a modular one, or site-built construction after all. Finding that out early protects your schedule and your budget.

Foundations and Hookups for Malibu Prefab Units
Every prefab ADU sits on a foundation designed for that site. On flatter ground in Malibu Park or Point Dume this may be a conventional perimeter footing or slab. On slopes it may be piers and grade beams engineered from a geotechnical report. The foundation is built and inspected before delivery so the unit can be set and secured in a single day where possible.
Utilities are run to the foundation in advance: a waste line to the septic tank, which Environmental Health must approve for the added flow, water from the existing service or a new meter, and electrical service sized for the unit. After setting, the crew makes the connections, installs stairs, decks and trim, and the unit goes through final inspection.
What a Prefab ADU Gives a Malibu Owner
Less Construction Time on Site
Much of the build happens in the factory while the foundation and utilities are prepared on your lot. That shortens the period of noise, deliveries and open trenches around the house.
Prefab ADU Pricing Known Earlier
The unit itself is priced from the factory, which leaves the site work as the main variable. We scope that site work in detail so the full picture is clear before you sign a purchase agreement.
Factory Quality Control for Prefab ADUs
Units built under the state's factory-built housing program are inspected at the plant. Building indoors also keeps framing and insulation out of coastal moisture and winter rain during construction.
A Good Fit for Malibu Rebuild Lots
On lots clearing after a wildfire, a prefab ADU can be placed while the main house design is still in progress, provided the permits allow that sequence and the site is ready for delivery.

FAQs
Malibu Prefab ADU FAQ: Cost, Cranes, Fire Rules
Will a prefab ADU save money on a Malibu lot?
Not always. The unit price can be predictable, but foundation, delivery, crane, septic and utility work often cost as much in Malibu as the same work for a site-built unit. Difficult access can erase the savings.
What permits does a factory-built ADU need in Malibu?
They need a building permit for the foundation, utilities and installation, plus the same coastal, septic and fire review as any Malibu ADU. Factory-built modules carry state approval for the work done in the plant.
Can a crane reach my lot?
It depends on road access, overhead lines, the crane pad and the distance to the foundation. We check the route and setting plan before you order a unit.
Can a prefab ADU meet fire-zone rules in Malibu?
Many can, but not all products are offered with the materials required in high fire hazard areas. We compare the specification with your lot's requirements before you choose.
What sets the schedule for a prefab ADU in Malibu?
Factory lead times, permit review and site preparation all run on separate schedules. The permit and site work usually set the pace in Malibu, so we plan those to finish when the unit is ready.
